STATUS: PERMITS AND APPROVALS

The proposed development at MBTA Parcel U came out of a bidding process by the Massachusetts Bay Transportation Authority (MBTA). Urbanica’s proposal was the winning proposal. The project consists of approximately 110‐120 residential units, 92 parking, some retail spaces and a community space.

The design intent is to situate the largest mixed‐use building closest to the Forest Hills station, and gradually reducing the building scale the further away it is from the station. The largest of the three buildings‐ the rental apartment building‐ is placed closest to Forest Hills station at the corner of Hyde Park Avenue and Ukraine Way. There is also some retail spaces and a pocket park on the South side of the building.

The middle section of the site consists of 28 units of condos in a four‐story townhouse configuration. The last piece, the three‐story townhouses with 28 units, is placed furthest away from the station. The proposed townhouses will closely relate in scale and style to the single and multi‐family houses in the neighborhood. The proposal follows closely the Forest Hills Planning Initiative.
